July has arrived, and the heat is here! Check out what's been going on so far during the month of July at Normandy Village:


  • ALL PHYSICAL CHECKS AND MONEY ORDERS MAILED OR DROPPED OFF TO NORMANDY VILLAGE NOW HAVE A $5 FEE ATTACHED TO YOUR HOA DUES. This includes physical checks mailed through your bank. If you have not registered online, please do so today. Accessing our Easy HOA portal not only allows you to pay in real time, but to monitor your account, submit work order requests, keep up with our news bulletins and so much more. If you are unsure of how to set up your account, please see the information at the bottom of this email update. If you are using a smartphone, we suggest downloading the Easy HOA app!


  • ANIMAL WASTE is still a problem. We have multiple stations on the property with bags to pick up your pet's waste, and while many of you and your tenants do this, many do not. Our maintenance staff walks around the property multiple times a day, and they let us know when it's found. This is not only a hindrance to them, but to our lawn staff. Because this has continued to happen, the violation fee is now $300. We've also come across bags of waste found in our hedges along the buildings. This is unacceptable, and we must maintain our grounds for everyone living here.


NEW ADDITIONS

Beginning this week, you'll more than likely see (and hear!) some movement around your condos. We have hired one of our homeowners, Chance Hall, to assist in clearing our gutters of debris. He'll be out in the mornings atop scaffolding and ladders removing buildup in our gutters around the property. Make sure to say hello!


Because of this, we are asking that ALL HOMEOWNERS CLEAR THEIR BACKYARDS/PATIOS OF DEBRIS. Chance will need to reach your area there as he cleans, so having these areas free and clear of debris, junk, limbs, and other materials will help. It is a matter of safety for all. If you need assistance in clearing out your space, our maintenance lead, Kasey, is available after hours for a fee. You can contact him at (318) 286-6615.


PROJECTS & UPDATES


ROOFS. As you may have seen, we have begun the process of putting new roofs on our buildings, beginning with Bldg. 15. This will take time, but we are hoping to schedule the next one soon. We are working with Watertight Roofing now for all of our roofing needs, and we're happy with the results we've seen so far.


GATE REMOTES. Beginning July 1, WE ARE NOW CHARGING $60 FOR GATE REMOTES. All remotes that have been purchased so far this year should now be synced with not only the Fairfield Gate, but Dudley as well. All current gate remotes should still work, but we are reaching out to homeowners individually about this as some need to be updated and deactivated. If you would like to sign up for a new one, please respond to this email. They are available in our office from 9 am-1 pm Monday through Friday. We can invoice you through our Easy HOA Portal. You cannot receive the remote until the invoice is paid in full.


THE CLUBHOUSE. Kasey is still hard at work on this, so the clubhouse will remain closed until further notice. Flooring has been laid and paint is now on the walls. Baseboards have been purchased. We will keep you updated as we move forward.

For transparency and continuity when you are paying your dues, these will be the associated convenience fees as follows:

  • $1.99 per ACH/Echeck transaction
  • $5.00 per Hard Check/Mailed in check for Admin Processing (This will begin in JUNE)

June 2026 - Mid-Month Update

Good morning, homeowners. We hope this email finds you well. The summer rains have been rolling through, and so have things at Normandy Village. We just wanted to give a brief update as we move through June:


The Clubhouse. We are diligently working on this project, and it has taken longer than expected. We have put in new flooring, paint, lighting and will be adding furniture in the coming weeks. Our goal is to have this completed (the bottom floor) by July 4. Will will continue to keep you updated along the way.


Family Pool. With that being said, the Family Pool will be closed from 8:30 am-4:30 pm throughout the week until this project is finished. Our maintenance lead needs space to work and finish the Club House, so we are trying our best to accommodate him.


Trash Service. We have noticed a few folks leaving their trash outside overnight, or placing it out on non-designated trash days. This cannot happen as animals will undoubtedly tear into the garbage bags. If we find who's been leaving their trash out, there will be a $200 fine associated with that. Please only put your trash out between 5 am-10:30 am on Mondays, Wednesdays, and Fridays.


We would also like to take a moment to be transparent about our banking. We are currently moving Normandy Village from Cadence Bank (now Huntington Bank) to Home Federal Bank with the help of one of our homeowners, Bert Schmale. We are doing this to establish a line of credit (which we now have) in order for us to begin work on our roofs. This has been a point of contention for some time, but we believe this is the best route for us to take. We already have our prospective roofing company ready to go, so we are hoping by mid-July we can begin movement.

Summer is nearly here! Are your backyard patios ready?

Good afternoon, homeowners. It has come to our attention that a number of backyard patio areas are in need of attention.


As we move into the summer months, ALL BACKYARDS must be cleared of weed growth and junk. This must be done in order to prevent snakes, rats and other varmints who might take home there. Our maintenance crew will be going around over the next week tagging these units. While this falls on our homeowners, our maintenance lead, Kasey, will be available to hire for a fee. Any clearing or removal needs should be made with Kasey for after business hours by contacting (318) 286-6615. Please make sure this is taken care of in a timely manner.


If there is growth OUTSIDE your patio that is impeding your space, please let us know.

Normandy Village June 2026

June is nipping at our heels and summer will officially arrive on June 21. We’re shooting this out a little early as it pertains to the first of the month and HOA Dues. Here’s what’s been going on during the month of May at Normandy Village:


  • ALL PHYSICAL CHECKS AND MONEY ORDERS MAILED OR DROPPED OFF TO NORMANDY VILLAGE WILL NOW HAVE A $5 FEE ATTACHED TO YOUR HOA DUES. This includes physical checks mailed through your bank. We waived the fee for March, April and May as we were onboarding, but we are now at nearly 70% of our homeowners paying online. If you have not registered online, please do so today. Accessing our Easy HOA portal not only allows you to pay in real time, but to monitor your account, submit work order requests, keep up with our news bulletins and so much more. If you are unsure on how to set up your account, please see the information at the bottom of this email update. If you are using a smartphone, we suggest downloading the Easy HOA app!

  • Homeowners are asked to do the following for their AC CONDENSATION DRAIN LINE, if applicable: Pour 1/3 cup bleach to 1 cup of warm water down your HVAC system’s drain line. This is to kill algae and prevent mold. This needs to be done monthly, on a schedule. We recently had problems in Bldg. 11 and this remedied the issue. Damage caused to your unit or another unit will fall on the homeowner. Some systems do not require this, so please check with your AC service.
  • We would also like to address our TRASH SERVICE. Many of you have taken advantage of our reinstated trash service on Mondays, Wednesdays and Fridays (5-10:30 am drop-off), and we’ve noticed! We’re glad to be able to offer this to you again. However, we’ve also noticed some residents still taking trash themselves and not disposing of it properly. Please make sure that ALL TRASH BAGS go inside the dumpster. If the interior gate is locked, please place your trash next to the gate. Our maintenance team will make sure it’s placed in the trash dumpster.
  • On an even more serious note, we need to talk about two recent THEFTS that have happened here on the property. One occurred with a vehicle on Dudley Avenue in front of Building 12. Another occurred inside the premises at Bldg. 16. We cannot reiterate this enough, but please make sure to lock your cars and condos. Do not leave valuables in your car. If anyone has any video footage from a nearby smart camera facing the street near Bldg. 12, please let us know. Our surveillance cameras do not reach the street on Dudley, but we’d like to see if we can find out who it was.



NEW ADDITIONS

We have hired a new lawn care service for Normandy Village, McPherson Lawn Solutions. After evaluating our budget and goals with our HOA, we opted to go with them as they are also homeowners here with a vested interest in Normandy Village. We are excited to have them be part of the team! We hope to improve the appearance not only through maintenance, but new plantings and landscaping, as well.


PROJECTS & UPDATES

Gated entry and clickers. GATE REMOTES CAN NOW BE ASSIGNED TO FAIRFIELD AND THE NORTH GATE. Once we program remotes for Fairfield, we should be able to sync it with the Dudley Gate. But the remotes will work for Fairfield and the North Gate.


All current gate remotes should still work, but we are reaching out to homeowners individually about this as some need to be updated and deactivated. If you would like to sign up for a new one, please respond to this email.


New remotes are $50 each and payment for those should be arranged with our office manager, JD. They are available in our office from 9 am-1 pm Monday through Friday except from 3-7 pm on Wednesday. We can invoice you through our Easy HOA Portal. You cannot receive the remote until the invoice is paid in full.


Pools. Both the ADULT POOL and FAMILY POOL are OPEN! Please make sure to take advantage, and of course, read our rules and regulations. If you’ve driven by the family pool, we’re sure you’ve seen our new fencing. Our maintenance lead, Kasey, has completed this just in time for summer. Thank you!


The Clubhouse. Because the family pool has taken precedence, the clubhouse will remain closed until further notice. We are in the beginning stages of rehabilitating it. We will keep you updated as we move forward.

Family Pool Opens This Saturday

Greetings from Normandy Village! We have an exciting update we'd like to share with you — our FAMILY POOL will open for the summer on Saturday, May 16.


We have been steadily working to ensure all of our homeowners and tenants have a comfortable (and safe) space to utilize during the summer months. Thanks to Kasey, our maintenance lead, we were able to accomplish much more than we even thought was possible. From tearing down the old brick wall and constructing a brand-new wooden fence to laying new concrete around the pool, he has done a tremendous job of making this space enjoyable for all. We can't thank him enough. We've also repainted the furniture in both pool areas, added new umbrellas, and landscaped our garden areas inside, as well.


Our clubhouse, however, is still under renovation. We hope to have an update on that soon.


With that being said, we wanted to reiterate the pool rules per our Rules & Regulations:


"The basic rules are posted at the pools. These rules will supersede posted rules as necessary:


  1. Pools close at 10:30 pm.
  2. Minors must be accompanied by an adult resident at all times. Guests are limited to two per unit and must be accompanied by an adult resident to enter the pool area.
  3. Pets are not permitted in the pool areas.
  4. The pool behind the office is for adults only (18+).
  5. Proper swimming attire is required.
  6. Safety equipment is for emergency use only."

Trash Service + Animal Issues

Good afternoon, homeowners. We hope this email finds you well. We would like to address a few things specifically about our trash service and animal issues we've been having on the property.


As you all know, trash service was reinstated on April 13. Trash may be dropped off at the assigned locations per our previous email. If you did not receive that, please let us know. We have also gone to each unit and handed out that information physically by attaching it to everyone's doors. Please communicate this with your tenants if you have not already.


TRASH PICK-UP IS MONDAY, WEDNESDAY & FRIDAY. TRASH SHOULD BE DROPPED OFF BETWEEN 5 AM AND 10:30 AM ON ONLY THOSE DAYS.


We would also like to mention that if you have boxes, please break those down. It makes the pick-up/drop-off much easier for our maintenance staff.


We have also started locking the gate to our trash dumpster, so if you have trash you need to drop-off during off hours/days DURING THE WEEK, please make sure to leave it by the gate itself. One of our maintenance personnel will see that it is disposed of properly.


On another note, we must address the animal situation occurring on our property. In our previous May email, we talked about animals, specifically cats, being fed in common areas and carports. This is not allowed. Common areas include sidewalks, foyers in each building, the laundry room, and any other public space on the premises. We have not only seen this multiple times in buildings, but in our carports. We understand the desire to take care of these cats, but the common areas are not for this. This also includes any animal paraphernalia that's in your common areas (cat toys, trees, puppy pads, and even waste).


With that, we also have to address the continued finding of animal feces. Trash Service & Adult Pool Opening at Normandy Village Condos

Greetings, NV homeowners! We are moving right along through April and wanted to send an update regarding our reinstated trash service and opening of the pools.


TRASH SERVICE


Our trash service is being reinstated beginning Monday, April, 13, 2026. Previously we collected trash five days a week, but we have opted to go to three (Monday, Wednesday, and Friday).


Here is a breakdown of where each building will place their trash for pickup:


  • Bldgs. 1 and 2: on the grassy area between buildings 11 and 3.
  • Bldgs. 3, 4, 5, 6, 7, 11, 12, 13, 14: at the edge of your carport. Each building should collectively place theirs all in the same area together.
  • Bldgs. 9 & 10: on the grassy area near the pool.
  • Bldgs. 15, 16, 17, 18, 19, 20, 21, 22, 23, 24: at the edge of your carport. Each building should collectively place theirs all in the same area together.
  • Bldg. 25: Outside your front door.
  • Bldg. 26 & 27: on the grassy area near the pet station by Bldg. 26.
  • Bldg. 28: outside your front door.
  • Bldgs. 29, 30, 31: on the grassy area near the pet station and bridge.
  • Bldg. 32: Outside your front door.


As per our Rules and Regulations, regarding trash pickup —


Trash collection service is provided Monday, Wednesday, and Friday. There is no trash collection service on Tuesday, Thursday, weekends or holidays. Prior to each holiday observed by staff, a notice is always posted on unit doors to remind residents of the trash collection schedule for that holiday.


Paper bags are not acceptable for household garbage. Sturdy, plastic bags must be used and secured at the top. Human and/or medical waste disposal is the responsibility of the resident and must be delivered to the dumpster by the resident.


NON-WORKING APPLIANCES, DISCARDED FURNITURE AND OTHER LARGE ITEMS ARE NOT ACCEPTABLE IN THE DUMPSTER AREA. MAKE ARRANGEMENTS TO HAVE THOSE REMOVED FROM THE PROPERTY.


On Monday, Wednesday and Friday, trash should be placed outside for collection no earlier than 5 am and no later than 10:30 am. Trash must be placed outside of building at ground level in the aforementioned designated spot.Trash may not be placed at side entrance of any building.


  1. Place trash out for pickup ONLY between 5 am and 10:30 am.
  2. Do not place trash out for pickup any other time of day or night.
  3. Do not place trash out for pickup on weekends or holidays.
  4. Do not place trash inside foyers or anywhere inside buildings.
  5. Do not place trash on upstairs, exterior landings. Bring it to the ground level.
  6. Do not place trash at side entrances of buildings.
  7. Weekend and Holiday Options:
    1. Retain waste inside your unit. (Do NOT place trash in foyers, anywhere inside buildings, laundry rooms, or in any common area.)
    2. Carry your properly bagged waste to the dumpster located at the southwest corner of the property.


The following policy and procedures have been adopted for the processing of violations of the above-stated Trash and Trash Collection Rules of the Normandy Village Rules and regulations (hereinafter, "Rules"). Violations of any such rules will result in the following action against the homeowner:

  • First Violation: Written Warning Posted on Unit Door and Mailed to Owner
  • Second Violation: $200
  • Subsequent Violations: $200 per incident


POOL OPENING


We are steadily working to ensure our ADULT POOL will be open by Saturday morning, April, 11, 2026. As of now, the Family Pool will remain closed with the hope that it will reopen mid-May/early-June. We have decided to tear down the brick wall and fix the infrastructure around the pool before opening it to our residents. We want to make sure that things are as safe as possible for when we do. We will send out information as the updates are being made.


As per our Rules and Regulations, regarding the adult pool —

April 2026 Email Blast

Happy April 1st! We hope this email finds you well as we move into the spring season at Normandy Village Condos.


A few things to note:


NEW ADDITIONS

In our last email, we addressed the hiring of JD Jones as our new office assistant and Kasey Hartman as our new maintenance lead. We have now hired a maintenance assistant who you’ll see out and about cleaning our foyers, Kelley Hartman. Make sure to say hello!


PROJECTS

  • Foyer windows. As we’re sure you’ve noticed, and we know because this has been a top request, the glass in some of our buildings has been broken and needs replaced. We are excited to announce that glass is coming, and soon. The glass should arrive at the end of this week, and be installed next week. The following buildings will have repairs: Blogs. 5, 6, 7, 14, 17, 19, 22. If you’ve noticed broken glass in a foyer not listed, please make sure to submit a REQUEST through our Easy HOA Portal. Simply login, select the 3 dash button on the top left, select requests, select Create New Request, and fill it out with your information (project title, type, description, unit number, etc.
  • Building 12. The renovations to the front and back foyers of Building 12 are complete. Not only did we paint and replace the light fixtures, but we placed down new carpet on the stairs and new flooring in the entrance facing the parking lot.
  • Sinkholes. As we’re sure you’ve seen, we have a few different sinkholes currently on the premises. We have most recently been tackling the one over by Building 31. Before we move forward, we have scheduled a soil evaluation for Friday, April 3. This will help us determine the best plan of action.
  • Fencing. We have also fixed the fencing behind Building 31 and secured it.
  • Pools. While we are excited to have our pools operational by mid-May, we would like to stress to everyone that they are not currently open. We are currently working on refinishing and cleaning our furniture, the grounds and the flowerbeds.
  • The Clubhouse. As stated in the last email, this is a big project, and as summer is nipping at our heels, it was imperative to start with installing a new HVAC unit. This has been completed and work can begin moving forward in the clubhouse. While we do not have an official date for renovations to be complete, we are hoping for it to coincide with the opening of the family pool. More updates to come on this project.
  • Lighting. We have been replacing the lights as we see them out and have nearly completed this for all carport parking. If you have a light out, please make sure to send us a REQUEST through our Easy HOA Portal (see above under Foyer Windows).
  • Gated entry and clickers. Last, but definitely not least. Our gates are getting a revamp electronically. New mother boards are being replaced in both the Dudley and Fairfield gates, which we hope to be completed by the end of next week. We will also be fixing the pole in the middle of them on Fairfield, securing that entrance/exit. All current clickers should still work, but once we have this new equipment installed, we should be able to assign new clickers to our homeowners. Clickers are $50 each and payment for those should be arranged with the homeowner and their tenants, if applicable.

For transparency and continuity when you are paying your dues, these will be the associated convenience fees as follows:

  • 3.24% on Visa, MasterCard and Discover Transactions
  • 4.24% on American Express transactions
  • $0.50 per credit card payment attempt (Authorization Fee)
  • $1.99 per ACH/Echeck transaction
  • $5.00 per Hard Check/Mailed in check for Admin Processing

Other Possible Credit Card Fees:

  • $15.00 Chargeback fee
  • $15.00 Arbitration

Other Possible ACH Fees:

  • $2.50 Failed ACH / NOC (Notice of change)
  • $2.50 ACH Return
  • $15 Representment fee
  • $0.35 Echeck Refund
